Market Softening in Ulster & Dutchess
Recent data for the month of October continues to show softening in the in Hudson Valley real estate market. The Ulster County median sales price for October dipped 8.3% from a year ago to $228,700. Sales volume was down 9.8% with 122 units sold. This was the second month in a row where the median price decreased.
Dutchess County had an 8.1% decrease in single family home volume, while attached homes (condos, townhouses, co-ops) took a sharp dip of 30% comapred to a year ago. The median price for October was down 5.8% to $329,500.
Buyers are in a great position with a healthy inventory of houses and decreasing prices.
