New State Program for Green Building

The Poughkeepsie Journal is reporting that New York State lawmakers have agreed to a program which will provide incentive for Green home building. Grants will be offered and capped at $7500 for single and two-family homes, and up to $15000 for larger buildings. There is a huge demand for Ulster County homes and real estate that conforms to the highest standards of Green building. Ulster County is comprised of a very environmentally minded population, so this program will be well received.

Average Rent Goes Up Slightly

A recent survey by Sunrise Management and Consulting revealed that the average monthly rent increased in Ulster County. The average 1 bedroom apartment rent is $776, while the average 2 bedroom apartment costs $927. These averages fall below the Hudson Valley average of $901 for a 1 bedroom apartment and $1014 for a 2 bedroom apartment. These increases represent only a 1-2% jump from last year. Vacancies remain very low. Only a 1.8% vacancy rate was reported by the Ulster County Panning Board. Ulster County remains one of the most affordable places to buy or rent in the Hudson Valley.

Ulster County Housing Agency Provides Homebuyer Education

Rural Ulster Preservation Company (RUPCO) is a terrific agency which provides homeownership counseling to Ulster County residents, including first-time homebuyers. Anyone who is planning on purchasing a home for the first time in Ulster County should get enrolled in one of their programs. In fact, most first-time homebuyers are eligible for 3 to 1 matching on a specific homebuyer savings program. Our company is very familiar with the programs offered through RUPCO and can help homebuyers get connected to these opportunities. RUPCO also provides counseling for current homeowners and has organized a foreclosure prevention and education workshop for Monday at 3 pm.

Ulster County Real Estate Median Price Steady

May statistics from the Ulster County MLS revealed that prices are holding relatively steady despite a drop in the number of homes sold. The median home price in Ulster County in May 2008 was $247,000--which actually represents an almost 1% increase from May 2007. Overall, the year-to-date median sold price is down 6% when compared to the same period last year. Home values in Ulster County remain stable when compared to other counties in the Hudson Valley Region.
