The Daily Freeman is reporting that Walmart is prepared to submit site plans within the next couple of months to build a superstore in the old Ames plaza in Naponoch. If built, it would be a big commercial boost to the area and could have a positive impact on residential Ellenville real estate.

A good proportion of our Ulster County real estate clients are weekenders from the metro New York City area or are commuters. Even though the train station is located on the east side of the Hudson River across from Highland (train line runs from Poughkeepsie to Grand Central Station), Metro North is going to make it easier for Ulster County commuters and weekenders from downstate by offering shuttle buses to the Poughkeepsie Train Station. The shuttle will operate 7 days a week and service will start in September. The shuttle have stops at Park and Ride locations in Highland, New Paltz, Rosendale and SUNY New Paltz on weekends.

A review of the June Ulster County MLS stats revealed only a slight decrease in the median price but a large drop in the number of homes compared to the same month in 2007. The median price for June 2008 was $257,000--which represents a 3% decrease from 2008. The number of single-family homes sold in Ulster County dropped from 131 in June 2007 to 74 in June 2008--a 44% drop.
