Ulster County Rental Prices Steady

A study indicates that rents have held steady in Ulster County when comparing average rents from the third quarter 2008 to the third quarter in 2007. Average rent for a one bedroom one bathroom apartment in Ulster County was $770 per month--which is actually down 1% from 2007. A two bedroom rental yielded an average rent of $908 per month--down $2 from last year.

Homes Sales and Median Price Down in Ulster again

Data produced by the New York State Association of Realtors showed a decrease in the number of homes sold and in the median price in Ulster County during October 2008. 102 homes were sold in Ulster County in October 2007 vs. 92 homes sold in October 2008. That represents a decline of 9.8%. When comparing sales results from September 2008 to October 2008, there is only a small decrease of 3.2%. The median price in October of this year was $224,250--down 7% from 2007.

Foreclosure Rate Low in Ulster County

A report by the New York State Comptrollers office revealed that the foreclosure rate in Ulster County is far below that of the rest of the state and the other counties in the Hudson Valley. The stats indicate that a foreclosure is occurring in 1 out of every 546 homes in New York State. The foreclosure rate for Ulster County came in below that average with an occurrence of 1 out of every 700 homes. Meanwhile, the rate was 1 in every 319 households in Dutchess County and 1 in every 205 households in Orange County.

These stats again seem to indicate that housing market in Ulster County is less susceptible to downturns in the economy then other areas of the Hudson Valley.

Ulster County Mortgage Tax

Those of you who have purchased a home in Ulster County with a mortgage might have noticed a mortgage tax on your closing settlement statement. Where does this money go might you ask? In Ulster County, the county actually does not receive any portion of the mortgage tax, which is generated on mortgages used to purchase real estate. The total tax is $0.75 per $100 and it is distributed to the local municipality and state. Last year, the Ulster County Legislature tried to add $0.25 per $100 but the state would not grant that request. Ulster County is one of just 12 counties in New York State that does not receive proceeds of a mortgage tax.

Ulster County Median Home Sale Price Down

Data from the Ulster County Board of Realtors indicates that the median price again declined when comparing stats from October of this year to stats from October 2007. The median home price in October was $225,000--down 5.5% from last year. The total number of sales also dropped 9.7% from last year. The downward trend continues as the economic uncertainty continues across the country.
