Median Price in Ulster and Dutchess Drops

The median selling price in both Ulster and Dutchess Counties dropped in January 2007, compared to January 2006. Although the average price in Ulster increased 4.8% to $279,074, the median price fell 11.9% to $238,000. The average and median price both dropped in Dutchess. The average was down 15.6% to $348,553 and median fell 6% to $315,000.

The average days on the market in Ulster was 173 days–24 more days than January last year. Dutchess reported 126 days on the market, which is 12 days longer.

The number of homes on the market held mostly steady in Ulster County with 1,442 homes available. Dutchess showed an increased inventory by 18% with a total of 1,963 homes on the market.
