How Can I Determine What I Should Sell My Home For?

The past and present are good indicators of what your home might sell for on the open market.  A good market analysis will examine what comparable homes or ‘comps’ have sold for in the last six months.  Extra attention should be given to sold homes that are in close proximity, are of a similar style, square footage, number of bedrooms and bathrooms, condition, age and acreage.  At least three ‘comps’ should be used to arrive at an estimated market value.

Furthermore, it is important to examine what similar homes are being listed for currently.  It pays to know what competing homes are being offered for so that you can demonstrate that your house is a better bargain.  You can gauge the relative supply of homes by the noting the number of similar properties being offered.  Likewise, you can also measure the demand for similar homes by seeing how many days comparable homes have been on the market and how many already have accepted offers on them.  In the end, the laws of supply and demand determine what someone will reasonably pay for any given home.

Here are just some factors that often determine what price you actually list the home for:

  • Your motivation in selling the home
  • Your necessary timeframe to vacate the home
  • An over or undersupply of similar homes in the area
  • Your desire to have a cushion to leave room for negotiation Local economic booms and downturns

  • The condition of your property
  • The demand for housing in your particular neighborhood
  • Having additional acreage that is subdividable
  • The size of the general and school tax bill

  • Proximity to parks, recreation and shopping

1. Get estimates from a reliable repairperson on items that need to be replaced soon, a roof or worn carpeting, for example. In this way, buyers will have a better sense of how much these needed repairs will affect their costs.

2. Have a termite inspection to prove to buyers that the property is not infested.

3. Get a pre-sale home inspection so you’ll be able to make repairs before buyers become concerned and cancel a contract.
